Historically, Lake Sinclair has had the reputation of being Lake Oconee’s less flashy little sister, but judging by the last decade of growth, times are definitely a-changin’.
“It’s like a mini Athens now,” explains Realtor Traci Nelson, one of two Kim and Lin Logan Real Estate team members who have begun to concentrate their efforts south of Eatonton. “I grew up in Milledgeville, and this is my hometown. I know it well. Just in the last ten years, the downtown area has grown into a vibrant community buzzing with boutiques, shopping, and restaurants. GCSU (Georgia College and State University) has tripled, and is on its way to becoming a nationally preeminent public liberal arts university.”
Traci and her team member, Terri Griner, are fluent in both the Lake Oconee and Lake Sinclair markets. Together, they launched a campaign to distribute a free Lake Sinclair property map showcasing their current listings. The maps are available in many locations throughout the Milledgeville area and will be updated and redistributed quarterly.
“We’re excited about doing more business in Milledgeville,” Terri adds. “We want to get the word out about how fabulous the property opportunities are here. Everyone knows real estate is more affordable on this end of the lake, but the value you get for your money is really noteworthy. You can purchase a move-in-ready home on the water here for $350,000. Not only would you also have great views, you’d have the water depth you want, and probably a boathouse as well. In the summer, a boathouse is where it’s at,” she says as she laughs. “At Lake Oconee, that same price would only get you an entrance-level home.”
